Planning permission was granted in August 2026 to convert a redundant grain store into a self-build family home. The scheme gives an existing agricultural building a long-term use while retaining its rural character within the Cotswolds National Landscape.

Designed by Blake Architects, the conversion provides four bedrooms with an additional ground-floor office/bedroom.

The application addressed several key planning constraints:

Residential development in the countryside. Establishing the principle of a new home in this location required evidence that the building was suitable for conversion. A structural survey demonstrated that it could be reused without substantial rebuilding. The proposals also showed that residential occupation would be compatible with nearby agricultural operations and neighbouring properties.

Landscape character and design. Protecting the Cotswolds National Landscape was central to the approach. The design retains the barn’s simple form, using corrugated metal and naturally weathering timber cladding, carefully positioned glazing and shutters to limit light spill. A contained garden area, native hedgerow planting and restoration of stone boundary walling help integrate the home into its surroundings. A landscape and visual impact assessment supported the proposals.

Ecology and designated sites. Ecological surveys identified nesting birds and recent barn owl activity, alongside sensitive woodland habitat nearby. The scheme incorporated species safeguards, sensitive lighting and biodiversity enhancements.

Cotswold District Council approved the application subject to conditions, including controls over future extensions, outbuildings and boundary treatments.

The permission demonstrates how a sensitive design, supported by specialist evidence, can unlock the potential of a redundant agricultural building in a protected landscape.
