Cotswold District Council – Call for Sites

Date
October 2025

Cotswold District Council has recently published its Preferred Options document, outlining the Local Authority’s proposed spatial strategy for the period 2026-2043.

Due to national changes in the way in which housing requirements are calculated, CDC now has a significantly higher housing requirement of 18,650 new homes during the plan period. This updated number has triggered a review of where these new homes might be sited. The various options are considered at: Cotswold District Council Local Plan Review Regulation 18 Consultation Preferred Options.

As part of this process, CDC has launched a Call for Sites, inviting landowners and developers to put forward land to meet the future development needs of the district. Development sites are not only required for housing but also employment and commercial uses, gypsy and traveller pitches, country parks, and renewable energy sites are all being considered.

Submissions should include:

  • A completed New Site Submission Form
  • A clear site location plan
  • Supporting information that demonstrates the site's suitability for development and the delivery timescales of the proposed development

At this stage, the Council is seeking sites that can deliver five or more dwellings or economic development on sites of 0.25 hectares or more (or 500 square metres or more of floor space). The Council is unlikely to allocate land in areas with high flood risk, although such land may be suitable for green or blue infrastructure associated with the development.

Have you previously submitted land for consideration?

You should resubmit, and confirm that the site remains available. Any changes to the deliverability of the site should be provided.

We’d be delighted to assist landowners in reviewing their site(s) development potential, and in preparing submissions, including the supporting information required. We have the experience, and a robust understanding of the constraints that may affect the chances of individual sites being taken forward by the Local Authority.

The consultation will be open for six weeks from Wednesday 5 November 2025 until midnight on Thursday 18 December 2025. Call us on 01285 323 200 for a no obligations chat about your land.
