The pre app document was submitted on behalf of our client to accompany a request to Cotswold District Council for pre-application advice relating to the development of one house in the grounds of their existing house.

The site is within the an  Conservation Area and the requirement to ‘preserve and enhance’ is reflected in the design of the proposed property.

Our team were able to show that  The Cotswold Local Plan showed the area to be a non-principal settlement where small scale residential development that is well designed and proportionate in scale can be permitted, and would be considered a windfall site.

The proposed dwelling would not be isolated and would make use of an undeveloped plot of land within the village boundary. It would be a well designed, modest family home.

The council concluded that the proposals in principle could be supported.
